Platform Housing Group are delighted to introduce our retirement living scheme at Morrison Court, for people aged 60+ or 55+ if in receipt of Personal Independence Payments or Disability Living Allowance.
Morrison Court is a Retirement Living Scheme that benefits from being in Kibworth Beauchamp, a historic and thriving village in the Harborough district of Leicestershire. Its beating heart is the pretty high street that's bustling with activity thanks to the local indie shops and eateries. There are local transport links to neighbouring areas including Fleckney, Great Glen and into the city of Leicester.
Kibworth, being a large village has lots of amenities including a post office, GP surgery, and an assortment of shops including convenience stores, cafes and public houses within walking distance.
Morrison Court consists of a studio apartment then mainly one bedroom and some two bedroom apartments.
Communal facilities include lift, lounge, Laundry, guest facilities, garden, and a hairdressing salon. There is non-resident management staff.
A typical self-contained one bedroom apartment briefly comprises of;
- Kitchen
- Lounge
- Double bedroom
- Bathroom some with a level access shower
- EPC rating C
- Council Tax band A
- Gas heating by community scheme
Please note that although the building has a lift, residents living on the 1st floor and above must also be able to use the stairs in the event of an emergency evacuation of the building such as a fire.
You will be required to pay one month's rent in advance. Depending upon the apartment this could range between £653.86 to £809.54 on the tenancy start day. Please note that if you are claiming Housing Benefit or Housing Element of Universal Credit there are some service charges that would not be covered. For example in a typical one bedroom apartment these may include £14.58pcm admin charge, £60.25pcm for personal heating, £28.80pcm for personal water, £8.15pcm for support charge and an there may be an optional personal alarm at £3.74pcm. A Lettings Officer can give you a full break breakdown of the charges of what is eligible for Housing Benefits payments. Applicants in receipt of Housing Benefit and Universal Credit are accepted and an affordability assessment may be considered.
If you are accepted and do become a Platform Housing Group tenant, you will be offered a starter tenancy. If there have been no breaches or issues within the first year of your tenancy you will be considered for an assured lifetime tenancy.
Please be aware Housing Benefit / Universal Credit will only pay for the property you are living in, and you will need to give notice on your current tenancy. If you are a current Private Tenant, Council Tenant or a Housing Association Tenant / (Platform Housing Group Tenant) you will be required to give notice on your current home. This is usually 4 weeks or 1 months’ notice. You will only need to give Notice if you have been informed that you are being considered/offered a property. If you have any further questions, please contact your landlord.
If you are successful in being offered this property you will be contacted by the Lettings Officer and you will need to complete an application form. At this stage the Lettings Officer will confirm the rent and service charges.
We wish to advise you that we cannot contact customers that are not successful for the property.
