You will be required to pay one months rent in advance on the tenancy start day of £652.44. Please note that if you are claiming Housing Benefit or Housing Element of Universal Credit there are some service charges that would not be covered. These include an administration charge £6.80pcm, £3.60pcm for personal alarm (optional), £19.77pcm personal heating, £13.80pcm for personal water, £0.32pcm site licences and £7.85pcm charge towards the cost of support. A lettings officer can give you a full break breakdown of the charges of what is eligible for Housing Benefits payments.
Please be aware Housing Benefit / Universal Credit will only pay for the property you are living in, and you will need to give notice on your current tenancy. If you are a current private tenant, council tenant or a housing association tenant you will be required to give notice on your current home. This is usually 4 weeks or 1 months’ notice. If you are a current tenant of Platform Housing Group, you will be required to give 4 weeks or 1 months’ notice. You will only need to give notice if you have been informed that you are being considered/offered a property. If you have any further questions, please contact your landlord.
If you are successful in being offered this property you will be contacted by the Lettings Officer and you will need to complete an application form. At this stage the Lettings Officer will confirm the rent and service charges.
If you are accepted and do become a Platform Housing Group tenant, you will be offered a starter tenancy. If there have been no breaches or issues within the first year of your tenancy you will be considered for an assured lifetime tenancy.
