We've landed the maximum £350million Homes England allocation for 2,800 homes programme
We have secured a £350million allocation from Homes England to deliver 2,800 new affordable homes, providing long term certainty for our ambitious development programme across the Midlands.
We have been confirmed today as one of 33 Strategic Partners selected to help deliver the government's new Social and Affordable Programme 2026-2036 (SAHP).
The £39billion national programme represents the largest investment in social and affordable housing in a generation and is designed to significantly increase the supply of much needed homes across England.
Our £350million allocation is among the largest announced by Homes England and will support the delivery of 2,800 new affordable homes through its Strategic Partnership.
The long term nature of the programme will give us greater certainty to plan and invest, work strategically with local authorities, combined authorities and development partners and secure opportunities to provide affordable homes in communities where they are most needed.

The announcement follows a strong year for our development programme. We completed 1380 new homes during 2025/26, our strongest annual delivery performance in more than five years, placing us eighth nationally for completions in Inside Housing's Biggest Builders Survey.
We have also continued that momentum into 2026/27, completing 303 affordable homes during the first quarter and investing £102million in new housing development.
The new SAHP is intended to provide longer term funding certainty to organisations capable of delivering affordable housing at scale. Homes England says Strategic Partnerships are aimed at organisations with the ambition, capability and track record to deliver large numbers of social and affordable homes.
Homes England Chief Executive Amy Rees said the level of demand for funding demonstrated the sector's ambition to take advantage of the long term programme, with the agency focused on working collaboratively with partners and regional leaders to deliver high quality homes and places.
The SAHP runs from 2026 to 2036, with homes funded through the programme required to start on site by 31 March 2036 and complete by 31 March 2039.
