We have climbed to number eight in national housebuilding rankings after strongest delivery performance in five years

We have climbed to eighth place in England’s largest affordable housing builders ranking after delivering 1380 new homes during 2025/26, our strongest annual performance in more than five years.  

The figures, published as part of the Inside Housing’s annual Biggest Builders Survey, have seen us rise from 10th to eighth nationally for completions after increasing delivery by 34 per cent compared with the previous year, while maintaining a strong focus on quality, sustainability and customer outcomes.  

The results highlight our continued commitment to providing a broad range of affordable housing options.  During the year, we ranked fourth nationally for shared ownership delivery after completing 675 low cost home ownership properties - a significant increase from 394 in 2024/25 - while our delivery of 718 homes with three or more bedrooms places us third in the country for larger family housing; additionally, we have been ranked sixth nationally for housing starts.  

We completed 274 homes for social rent and 431 for affordable rent, delivering 705 rented homes in total, up from 634 in the previous year.  We also started work on a further 1556 homes and remain on track to deliver around 8000 new homes over the next five years.  

Our development programme continues to be underpinned by a strong land position, with more than 3000 homes already secured for delivery over the next two years.  

Gerraint Oakley, our Chief Growth and Development Officer said: “Moving from 10th to eighth nationally for completions is pleasing recognition of the hard work and dedication of our colleagues and partners.  What is particularly encouraging is that these rankings reflect not only the number of homes we are delivering, but the type of homes too, with strong performance in shared ownership and larger family housing where demand remains high across the Midlands.  

“Every home we deliver represents an individual or family gaining access to a safe, affordable and high quality place to live.  Maintaining that focus while continuing to increase delivery is something we are extremely proud of.  

“The operating environment remains challenging, but we strongly believe that through smarter land strategies, new approaches to risk and stronger collaboration both within the housing sector and beyond, we can continue to take control of our ability to deliver at scale while keeping costs down for our customers.  

“Our focus remains on consistency, quality and long term investment in the communities where housing is needed most.”  

The survey results also highlight our growing emphasis on sustainability and innovation.  During the year, 426 newly completed homes achieved an EPC A rating – up from 163 from the previous 12 months - while 464 homes – up from 138 - incorporated modern methods of construction.

We currently own and manage more than 51,000 homes across the Midlands and expect to complete approximately 1600 further homes during 2026/27.  

The Inside Housing Biggest Builders Survey is an annual ranking of housing associations based on the number of homes completed during the previous financial year.
