A major development creating 196 affordable homes in Coventry has been shortlisted for a prestigious regional property award.

Sphinx Drive has been named as a finalist in the Regeneration Project of the Year category at Insider Media’s West Midlands Property Awards 2026.

The £51million land led scheme is transforming a former golf course in the east of the city into a new and sustainable neighbourhood.  All 196 homes will provide a mixture of social rent, affordable rent and shared ownership.

The development comprises 53 homes for social rent, 37 for affordable rent and 106 for shared ownership, including one and two bedroom apartments and two, three and four bedroom houses.

We are delivering the scheme with construction partner Vistry South West Midlands, alongside Coventry City Council and Homes England.  We secured £12.5milliom towards the development through our strategic partnership with Homes England.

The project has involved overcoming a range of complex site and construction challenges, including the safe removal of Japanese knotweed and asbestos, difficult ground conditions, a defective highway sewer and the diversion of existing services.

Alongside much needed affordable homes, Sphinx Drive will provide public open space, a natural play area, a multi use games area and new pedestrian and cycle connections.

The development also includes significant environmental measures.  Every home will be gas free and heated by an air source heat pump, while all properties will have access to an electric vehicle charging point.

A 30 year biodiversity management programme will protect and enhance habitats across the site.  Measures include wildflower and wetland meadows, native hedgerows, hedgehog highways, 54 bat boxes and 44 bird boxes.  An artificial badger sett has also been created to support existing wildlife.

The project is making a wider contribution to the surrounding community through more than £1.5million in planning commitments towards education, healthcare, highway improvements and biodiversity offsetting.

Support has also been provided to the neighbouring Sphinx Sports and Social Club, including replacement windows, improvements to its overspill car park and the installation of a filter drain to help reduce the risk of flooding.

Pawel Wiktor, our Regional Head of Delivery said: “We are delighted that Sphinx Drive has been shortlisted for Regeneration Project of the Year.

“This is a significant land led development for Platform and demonstrates what can be achieved by taking a challenging site and creating a high quality, sustainable neighbourhood which is entirely affordable.

“The shortlisting recognises the work that has gone into overcoming some considerable technical and environmental challenges, as well as the strength of our partnership with Vistry, Coventry City Council and Homes England.

“Most importantly, it has been fantastic to see the first residents moving in and benefitting from the security and foundations that come with having a place to call home.

“Combined with our development at Bennetts Road in nearby Keresley, we are delivering almost 500 affordable homes for the Coventry area and hope to build even more of the right homes for local people in the years ahead.”

Fraser Hopes, Managing Director of Vistry South West Midlands said: “It’s great to see Sphinx Drive recognised with this shortlisting.

“Our partnership with Platform is enabling us to deliver 196 affordable homes alongside new green spaces, play facilities and connections to the surrounding neighbourhood. For us, those are all essential parts of creating a place where people want to live, and we’re proud to be bringing them together here in Coventry.”

The first residents moved into Sphinx Drive during spring 2026, with further homes and community facilities being completed as the development progresses.

The winners of the West Midlands Property Awards will be announced at an awards ceremony at the Hilton Birmingham Metropole on Thursday 12 November.
