New funding for one of our sites in Newark

One of our key sites in Newark has received vital funding from the East Midlands Combined Counties Authority (EMCCA) that helps with the redevelopment of brownfield land.  

Balderton Rise will deliver 138 affordable homes for the area, part of a 309 home site being built by developer Lovell Partnerships. We will look after the affordable rent, social rent and shared ownership properties that are being built.  These homes will be gas free, using air source heat pumps.  

A total of £1.7million is being allocated from the EMCCA’s Brownfield Fund which aims to help transform previously underused land into thriving new neighbourhoods.  

Paula Heatley, our Director of Development and Sales said: “Working with partners like Lovell and the East Midlands Combined Counties Authority is key to unlocking options that can accelerate the delivery of affordable housing in the region.  Despite the diverse geography we operate in, building at scale remains a big priority so receiving support to convert sites like this into places people can call home is vital.  The homes are progressing really well and we are particularly impressed with the high quality and sustainability credentials that we know will go a long way to creating a place the community can be proud of.”  

On a visit to the site recently, Mayor of the East Midlands Claire Ward said: “With £1.7million from my Brownfield Housing Fund, this development will deliver more than 300 homes, including 138 affordable homes which simply would not have been possible otherwise.  These will be modern, sustainable homes featuring air source heat pumps, solar panels and electric vehicle charging points, alongside green spaces and a children’s play area.  The scheme will also support more than 100 construction jobs.  This is about more than bricks and mortar, it’s about building strong communities and making the East Midlands a place everyone can be proud to call home.”  

It marks another successful step in our efforts to deliver more sustainable, energy efficient homes for more people across the Midlands. Back in 2024, we worked with the West Midlands Combined Authority to redevelop brownfield land in Dudley where a former steelworks once stood, delivering more than 70 affordable homes.  

Beyond housing, the project at Balderton Rise brings lasting benefits to the wider community.  Through the developer Lovell Partnerships, there are commitments to creating local jobs, supporting the regional supply chain and enhancing shared outdoor spaces.  Planned improvements include upgrades to a children’s playground and extensive tree planting, helping to create greener, more welcoming surroundings for residents and visitors alike.
