Whilst we do not require any fees or deposit you do need to pay one month’s rent in advance before you move into your new home.

Help and Guidance on paying rent in advance
Whilst you will need to pay one month’s rent in advance, in some cases a degree of discretion may be applied depending on your individual circumstances. You can discuss this directly with your Lettings Officer.
There are also several government schemes can help with rental deposits and initial costs:
- Discretionary Housing Payments (DHP): Available through your local council to help with housing costs, including deposits and rent in advance.
- Universal Credit Budgeting Advance: If you’re on Universal Credit, you may be eligible for an advance to help with housing costs.

Arranging Payment
The arrangements for paying your rent in advance will be explained at the offer stage. Payment will be collected at the sign-up appointment. If needed, a small weekly amount can be added to your Direct Debit to help you build up the required credit balance.
Building and Maintaining Rent Credit
Regardless of your income, we expect tenants to build up and maintain a rent credit equivalent to at least one month’s rent. This helps to keep your rent account healthy and prevents arrears from building up.


When is the rent due?
Your rent is charged on the 1st of every month. If your payday or benefit payment date differs, we will work with you to agree a flexible plan. Payments can be made at any frequency to gradually build your rent credit and ensure your account remains in good standing.
